It only requires 2 fertilizer applications per year, any more and you will have thatch problems. If you use a good cold tolerant variety like Meyers Z you should have a green lawn from April to October in your area. At that height and with ideal summer conditions, Zoysia will easely grow 1 inch in 1 week or more.
This is the biggest misconception out there. Get real! Most Zoysia grasses here are always "under construction" despite good irrigation and fertilization schedules. The only good looking Zoysias here are at the Golf Course; where it can be pampered and maintained by professionals and virtually unlimited budgets. There's no real benefit to replace Tall Fescue with Zoysia, especially if you already have irrigation.
If you don't like Fescue and have irrigation, then you could try Kentucky Bluegrass; which will stay green year round in your climate, create a dense turf, and spread via rhizomes just like Zoysia - not to mention it is actually dark green vs bright green Zoysia. Recommending Zoysia as a home lawn in the Transition zone is like recommending Bentgrass in the North. Some Zoysia varieties produce one of the nicest turfs of the warm season grasses if not the nicest in my opinion, but under the proper management and climate.

This has produced a great looking lawn but with the drought we are in and the seemingly fact that my yard never gets any rain when it does rain, I am having to irrigate the lawn an extreme amount to keep the grass from browning and thinning out which it is in some areas of the front yard with lots of full sun.
I really don't like the look of the full dormant winter warm seasons but these grasses seem to take the drought easier. My question's - Would mixing the zenith zoysia in with my TTTF be advisable to help the lawn keep from thinning out during the hot dry months of the summer? I mow my fescue at 3. Also, I would be broadcast spreading the seed - should I broadcast in zoysia this September when I overseed my fescue? I wouldn't mind some dormant browning in the yard if it was blended well with the cool green fescue in the cooler months but not a complete dormant yard or splotched.
I understand that zenith zoysia may be difficult to grow from seed, and takes a while to mature, however, 10 years from now I don't want some zoysia monster on my hands that becomes a "weed" I can't keep from spreading everywhere throughout my mulch beds or completely choking out my fescue, or maybe I wouldn't mind it eventually taking over.
I have no problem overseeding in the fall with fescue each year if my lawn is a nice even blend of these grasses. Of course then there are the differing fertilizer requirements maybe or weed control but, with a nice thick healthy lawn that is manageable.
Location Winston-Salem NC. In Lake Wylie, without irrigation. I'm sure fescue look's good in the spring and fall but you will never have nice grass in the heat. You can mow zoysia at those height's but it look's better short. But if you just want a utility grass then zoysia is the way to go. Lower water need's, lower disease pressure. A better winter color than bermuda.
It's much stronger than fescue. It will invade your bed's but it is such a slow grower 8 inch's a year that it is manageable. It is NOT like bermudagrass in that regard. Seed zoysia at 2 Lbs.
